Most roofs are still on original builder-grade shingles, and HOA architectural guidelines are strict about material and color changes — we handle the documentation.
These established residential neighborhoods have a wider mix of home ages, from the 1990s through the 2010s. Many roofs here are at or approaching their first replacement, and Legacy Ridge in particular has HOA color requirements we build into every estimate.
Homes around Trailhead Golf Course and Meadowwood tend to be larger and higher-end, with more complex rooflines — multiple hips, valleys, dormers, and skylights. That means more flashing details and more places for water to find a way in if the install cuts corners.
Homes directly on or near Liberty Lake face specific issues — higher humidity, dense tree cover leading to moss and algae growth on north-facing slopes, and heavier tree debris accumulating in roof valleys. Algae-resistant shingles or metal systems are often our first recommendation for these properties.
